How It Works
The Downside of Working with Real Estate Agents
Meet Pedro
Pedro and his family dream of owning a vacation home in Punta Cana, Dominican Republic; however, Pedro doesn’t know where to begin the process.
Who should he turn to help him? Who can he trust? Who will actually take the time to understand his wants and needs?
He decided to rally the help of a local agent, but things seem to be off from the get-go.
Here are some red flags he’s already started to see:
Showcasing Houses the
Wrong Houses
For one, he is afraid that what he sees on the internet is unrealistic.
The real estate agent that he found on the internet claims that he found the “ideal” property for Pedro located within 10 minutes from the beach and downtown Punta Cana.
When Pedro did a quick search of the property, he found that the closest beach is located 30 minutes from the property (and 35 minutes from the airport).
This was not what the agent had told him.
Presenting an Incorrect Valuation
The agent also told Pedro that the property is undervalued and that he is getting a great deal. But, Pedro isn’t so sure about that.
He later finds out that his friend Juan got an apartment in the same complex for $15,000 less than a month ago.
This is the moment he really began to question the intentions of his agent.
Providing False Information
Additionally, he tells the agent that he wants to purchase the property to give him some rental income while he is not staying there. That’s when the agent notified him that he can pay off the entire mortgage on the property with rental income alone.
Pedro believes that this is too good to be true, but he lacks the data nor the research capabilities to validate the agent’s claims.
This “dream” of owning a vacation home in Punta Cana is starting to fade into the distance.
